Hi Westbam,
Please note that I have moved this post to the "off topic" area where it belongs and have also renamed it from it's original title of "Property Prices" which was far from accurate.
Please do us all a favour and post Subjects that are meaningful.

The prices are so variable it's near impossible to answer your question.
Here are a couple of sample advertisements from Pattaya to give you an idea what I mean;
Second Road Bar For Sale
This 30-seat beer bar on Second Road in Central Pattaya was a fixture on the local scene for 8 years before personal difficulties forced the previous operator to close. The bar is now empty, and available for a new operator. It has fixtures and equipment originally purchased for some ฿100,000, making the “asking” price a real bargain.
Second Road, and the parallel Beach Road, are the traditional boundaries of Pattaya’s legendary “Walking Street” entertainment zone. The zone is now expanding toward Third Road, but Second Road, with businesses bordering both sides, (Beach Road has buildings on only one side) is the busiest street in Pattaya in terms of both vehicular and pedestrian traffic. There’s lots of competition to go along with lots of customers, but if you’ve got the ideas, the drive, and the personality to make a successful bar business, this is an exceptional opportunity. Buy ฿300,000
Walking Street Go-Go Bar
A huge capacity of 100 seats is the winning ticket for this big double shop-house entertainment business, that employs a massive workforce of 50-full time staff at a combined total 300,000 baht monthly payroll, This recently established enterprise has a base monthly rental of 65,000 baht, and was set up on a 3-year lease, with another 3-year option.
This sale includes all furnishings fixtures & equipment as installed originally, so it is ready for you to make money from day-one. The gross annual sales from this well run business are over 14-million baht, so one can well imagine that the annual profits are many millions of baht, (even though this figure has not been disclosed by the owner). This Go-Go Bar is situated in what is known as by far the busiest night life spot in the city, which is recession proof, so you are certain to enjoy excellent profits for many decades into the future. “Huge Yearly Sales Of 14.4 Million Baht Tell You That You Are On A Winner” – Sale 4.5 Million Baht.
New Pattaya Go-Go Bar
If you are looking to solve your income and accommodation problems at the same time, then this two storey Walking St entertainment enterprise is the ideal answer for you. The ground floor Bar, which covers an area of 40 square metres (4x10 squ.mtrs), has a capacity of 38-seats, plus it has air conditioning, and a DJ booth. Upstairs there is a nicely appointed room that has been used for the owner’s own personal residence, and consists of a big bedroom, bathroom, two toilets, and water tank. Alternatively this room could be sub-let to a long or short term tenant for a good profit, as its position makes it quite a valuable accommodation location. Walking Street is famous throughout Thailand, as the entertainment ‘hot-spot’ of Pattaya City, so much so, that the number of bars has doubled since the turn of the new millennium in the year 2000.
The base monthly rental is only 35,000 baht per month, with the owner also asking 500,000 ‘key-money’ for 3-years, which is a very similar purchase system to that of a ‘goodwill’ fee used in western countries. The monthly rent is paid three months in advance, and the 3-year lease agreement has a further 3-year option attached.” Big Walking Street Profits Are Assured, Because This Is The Busiest Bar Area In The City” – Sale Price Is A Very Moderate 500,000 Baht
